Staff Report From Savannah CEO

Tuesday, June 20th, 2017

Colliers International | Savannah recently facilitated the sale of an entire city-block in historic Downtown Savannah, GA.

The property includes two historic buildings and one shared parking lot, and is located at 114 Barnard Street, 104 W State Street, and 109-119 Whitaker Street. Ashley Smith, Rhett Mouchet, and Tyler Mouchet of Colliers International | Savannah represented the seller in the transaction. Colliers International will continue to handle the leasing while also assuming the management of the property.

114 Barnard Street is approximately ±24,139 square feet, and was built in 1889. Tenants include the US Post Office, Roly Poly, and Alligator Soul on the ground floor, with professional offices on the second floor. 109-119 Whitaker Street is approximately ±10,494 square feet and was built in 1870. Tenants include Tequila Town Restaurant and Rocko Lounge on the ground floor and professional offices on the second floor.  The Whitaker Street building was renovated in 1999. The owners at the time, the Melaver family, wanted to renovate the project in a way that would be historically accurate while environmentally sensitive. In 2005, the building was awarded LEED certification at the Silver level by the U.S. Green Building Council, the first project in Savannah to receive this merit.

This sale represents a larger trend in Savannah’s Historic Downtown commercial real estate market as we see properties previously held by families and companies for long periods of time continue to trade.
