Downtown Savannah is the proud recipient of an incredibly unique urban development that is the first mass timber residential building in the Southeast. Ann Street Lofts, which is now leasing, offers residents and transplants a fresh spin on luxury minimalist homes and lofts.
The project was brought to the Lowcountry by Tidal Real Estate Partners, on behalf of Flank GP Fund I, a firm known for successfully working in mature sub-markets and neighborhoods at inflection points in their evolution.
We knew we wanted to create an incredible sustainable project with mass timber. The Savannah market presented itself as the perfect home for this very special best-in-class development, explains Ken Copeland, President, Tidal Real Estate Partners.
The development is currently targeting LEED Gold certification thanks to several eco-amenities including a rooftop solar array, EV charging, and an innovative structural system making Ann Street Lofts one of the premier sustainably focused projects in the region.
Sustainably harvested timber is an extremely innovative choice in terms of a commercial construction project. It is a natural carbon sink; binding CO2 actively contributing to climate protection, it is a natural energy storage and, furthermore, can 100% be ecologically recycled. In short, criteria such as ecology, sustainability, life cycle costs, recycling and a conservative use of resources play an ever more important role when it comes to the question of suitable construction solutions and building materials.
Architecture firm LS3P was tapped for the project and focused on incorporating the exposed timber columns, beams and ceilings into a premium residential product. Polished concrete floors continue the modern luxury aesthetic and intentionally allow for the timber to be the architectural highlight in the unit living rooms, bedrooms, and common corridors. The hand laid masonry and limestone exterior complete the building’s seamless integration into the fabric of Savannah’s historic district, explains Bryan Harder, Associate Principal, LS3P.
