AIA Savannah and NAWIC #380 Members to Go On a Private Tour of Historic 38th Street School Construction Site

On June 30, 2022 from 3:30pm-4:30pm, members from AIA Savannah and NAWIC #380 will have a private tour of the ongoing historic 38th Street School construction site, courtesy of the General Contractor on the project: Choate Construction.

“Built between 1900 and 1920, 38th Street School is a two-story historic building located in Savannah's Streetcar District. Its most recent occupant, the St. Paul Academy for Boys, closed its doors in 2014, leaving the school untouched for nearly a decade. Under new ownership, the building will undergo extensive renovations to convert the existing classrooms into 27 boutique wood-frame apartments, including studio, one-bedroom, and two-bedroom floorplans.

To ensure the original integrity of the 100-year-old building is preserved while reviving it through the renovation process, the Choate team works closely alongside the architect and local preservation commission to implement best practices in historic preservation and deliver a quality product to the local market.

The project team is entrusted with maintaining as much of the original historic fabric as possible, including the wood floors, columns, and masonry walls. Additionally, the owner, architect, and project team are evaluating creative opportunities to reuse or repurpose the school's doors and chalkboards, adding a creative design element to an already distinctive building. Materials that are significantly damaged will be repaired with in-kind materials to match the existing finish, and all former mechanical, electrical, and plumbing systems will be replaced with modern equipment to meet current building codes.” - Choate Construction

The project team is also led by architecture firm LS3P Associates Ltd., structural engineering firm Tharpe Engineering Group, and developer Cabretta Capital.
