HD Companies Develops Multi-Use, 150-Acre Tract Near Pooler Parkway

Savannah-based developer HD Companies recently entered phase II on its 150-acre, multi-use property near Pooler Parkway.

Aptly named Mosaic, the development will feature a mix of commercial and multi-family residential properties. Like the tiles of a beautiful work of art, the property will incorporate upscale, amenity-based residential units with small and large-scale retail, medical and office buildings, parks and recreational facilities in a walkable, landscaped community with several water features.

Anchoring the retail side of the development, Costco, the well-known wholesale retailer, recently broke ground on its 150,000-square-foot plot. With a plan to open in March or April of 2022, the wholesale giant will attract shoppers looking for high-quality bulk purchases on foods and other goods as well as its beloved hot dogs.

“Costco is the perfect anchor for the lifestyle center we are creating,” said DJ Desai, founder of HD Companies. “All of the companies moving to Mosaic are best-in-class businesses meant to attract an upscale user, someone who will spend the day out there.”

Several other notable enterprises have already committed to the location including Parker’s, which already opened a gas station and convenience store, Starbucks, which will open a café this summer and Chick-fil-A, which will open a restaurant around the same time.

A boutique hotel and day spa are planned and while shopping opportunities will abound, that is not the only eye-catching attraction at Mosaic. A world-renowned golf driving range with an attached restaurant and bar will draw the date-night, party or event crowd. HCA Healthcare, the largest medical provider in the United States, is also opening a freestanding ER in the complex, making Mosaic an appealing lifestyle center for senior living.

At the intersection of I-16 and Pooler Pkwy, Mosaic is a quick, 15-minute drive from downtown Savannah. Desai also expects to attract customers from two large subdivisions planned nearby.

“When it’s complete, Mosaic will be the hometown retail center for northwest Chatham County,” Desai said.

Mosaic still has 70 acres left for purchase or development. HD Companies is looking for restaurant, retail and professional tenants to develop their own sites or lease space in one of several planned buildings.
