Lincoln Property Company Southeast Retains Management of Georgia International Trade Center in Savannah, Georgia

Lincoln Property Company Southeast (Lincoln) has been awarded the management assignment for 2000 Trade Center Blvd. in Rincon, Georgia, (“Building 2A”) following a recent acquisition by Bailard, Inc. The facility is part of the Georgia International Trade Center. Lincoln’s Senior Vice President of Management Services Shane Froman and Senior Portfolio Manager Industrial Lead Kim Steward will oversee the assignment.

Building 2A spans 416,000 square feet within GITC, a rail-served industrial and manufacturing park located in Effingham County outside of Savannah. GITC encompasses 7.2 million square feet of light industrial development, with buildings ranging in size from 155,000 square feet to 1.26 million square feet. Sitting just 9.6 miles from the Port of Savannah’s Garden City Terminal, GITC provides tenants with immediate access to the largest single-terminal container operation in the country, as well as one-of-a-kind intermodal infrastructure located on the terminal’s site served by CSX Transportation and Norfolk Southern Railroads. 

Lincoln’s portfolio currently contains roughly 2 million square feet of space in Savannah. Savannah’s industrial sector has seen rapid growth and strong absorption over the past decade, with net absorption sitting at 7.8 million square feet year-to-date. In the third quarter of 2021, Savannah saw a record-low vacancy rate of 1%, marking the seventh consecutive year with a vacancy rate below 4%. A total of 19.3 million square feet of new construction is currently underway in the market and expected to be completed by the end of 2022.
