McCraney Property Company and JLL today announce three leases totaling 695,560 square feet for Phase I of Logistics 16 at Ottawa Farms, currently a 1 million-square-foot, Class-A industrial campus in Savannah, Georgia. This momentum brings the premier industrial campus to more than 50% leased prior to delivery. JLL Senior Managing Director Ryan Hoyt, Executive Managing Directors Bennett Rudder and Chris Tomasulo and Senior Associate Lindsey Wilmot handle leasing for Logistics 16 at Ottawa Farms on behalf of the owner, McCraney Property Company (McCraney).
“Since beginning construction on Logistics 16 at Ottawa Farms in Q3 2022, tenant demand for the project has been on pace with our expectations,” said Steven McCraney President and CEO of McCraney Property Company. “We are looking forward to completing phase one leasing and breaking ground on our next million square feet.”
The three new leases include Linemart Inc., an e-commerce fulfilment vendor, which will occupy all 232,000 square feet of Warehouse 200. Homylink Furniture Inc., a furniture distribution company, originally signed for 150,000 square feet, but needed to expand quickly and leased an additional 309,000 square feet at Warehouse 100. BFG Supply, a product distributor for the green industry, is taking 153,000 square feet in Warehouse 250. Logistics 16 now has 150,000 square feet in Warehouse 100 and 250 that is available for immediate occupancy.
“Logistics 16 at Ottawa Farms is an excellent representation of the robust leasing activity that has defined Savannah’s industrial market for the past several years,” said JLL’s Wilmot. “High-growth users continue to seek premier space in this market, and Logistics 16 is intentionally designed and developed to meet Savannah’s steady tenant demand.”
Located off Jimmy Deloach Parkway, Logistics 16 at Ottawa Farms offers unparalleled access to the Port of Savannah, the Savannah/Hilton Head International Airport, as well as I-16 and I-95. The campus boasts connectivity to major Southeast markets, including Atlanta, Orlando and Charlotte. The entire project will encompass nine buildings and over 4.4 million square feet of Class-A industrial space.
“With access to the Port of Savannah and major interstates, Logistics 16 at Ottawa Farms offers a variety of users competitive logistics and distribution opportunities,” said McCraney. “This expansive campus further solidifies Savannah as a desirable hub for industrial development and we are looking forward to welcoming new users and kicking off the next phase of development.”
According to JLL’s Q2 2024 Savannah Industrial Report, more than 9.8 million square feet of deals have been signed so far this year, a 156% increase year-over-year. JLL is currently tracking almost 30 million square feet of users looking for space in Savannah, including several West Coast 3PLs that are looking to expand in the market. To accommodate the unprecedented tenant demand, Savannah’s industrial inventory is growing, with Logistics 16 at Ottawa Farms being one of several large projects currently underway.
