LL announced today that Porter Logistics, a 3PL warehousing and transportation company, has moved into 195 Nordic Way, a 230,400-square-foot logistics facility in Pooler, Georgia. As the company’s first 3PL warehouse in Savannah, the full-building lease also marks a significant milestone for the company’s continued expansion across Georgia and the Southeast. JLL Executive Managing Directors Ryan Hoyt, Chris Tomasulo, and Austin Kriz, Managing Director Bennett Rudder and Senior Associate Lindsey Wilmot handled leasing efforts on behalf of 195 Nordic Way and the tenant.
Located in Chatham County, this fully fenced site offers superior access to key transportation corridors throughout the southeast, positioned approximately 1.5 miles from I-95 and seven miles from both I-16 and the Port of Savannah. Highly visible from Jimmy DeLoach Parkway, the facility is a registered food-grade facility and customs-bonded warehouse that features 2,000 square feet of office space. Additional features include a 170-foot deep truck maneuvering area and driveway surfaces, with 50 trailer spaces, 28 dock high doors and separate auto and truck entry and exit points.
“With our deep understanding of the Savannah market and longstanding relationship with Porter Logistics, we knew this space would provide the operational flexibility Porter needed to support efficient distribution in a highly strategic location,” said JLL’s Kriz. “195 Nordic Way offers exceptional proximity to major ports and interstate corridors, allowing the user to capitalize on the region’s strong connectivity and continued industrial momentum.”
In addition to standard logistics and hazmat warehousing operations in Savannah, the 13.5 acre site will support expanded light manufacturing and repackaging activity for both liquid chemical products and solid materials such as plastics and resin. With plans to build out high-hazard rooms for safe handling and storage of flammables and other chemicals as well as an onsite laboratory for quality control and sampling, Porter Logistics will consolidate five other warehouses to this current location. The relocation also supports the repatriation of certain light manufacturing and packaging activities previously performed overseas, strengthening domestic supply chain operations.
“After closely tracking the Port of Savannah for several years, this move marks an important milestone in Porter Logistics’ growth strategy,” said John Foshee, President and Co-Founder of Porter Logistics. “This location strengthens our ability to serve current customers while capturing new opportunities, and it establishes a critical Southeast anchor as we work toward having a major presence in every U.S. subregion.”
According to JLL’s Q4 Savannah Industrial Report, the market recorded 10.2 million square feet of leasing activity over the year, with new leases accounting for 93% of total volume. Savannah continues to demonstrate a healthy, demand-driven industrial market supported by broad-based tenant activity. Sustained interest in large-block logistics facilities further reinforces Savannah’s position as a leading industrial hub in the Southeast.
