136-Acre Waterfront Development Being Offered by Vantosh Realty Group

Savannah firm, Vantosh Realty Group, has been tapped to market Liberty Harbor, a proposed waterfront development along the coast of Brunswick in Glynn County, Georgia.

The 136-acre property boasts 1,900 feet of waterfront on the Brunswick River at Oglethorpe Bay. It has been permitted for a 450-unit wet slip and up to 1,350-unit dry stack marina, which would make it the largest and most accessible deep-water marina between Miami and Charleston. Vantosh Realty Group has partnered with Sperry Van Ness, a national commercial real estate firm, to offer the property for $15M.

Beth Vantosh, associate broker with Vantosh Realty Group says, “I believe this is one of the best real estate development opportunities on the East Coast. The spectacular views and ample waterfront along with the tremendous amount of planning, site preparation, due diligence and permitting already in place, set this property up as an incredible turn-key development opportunity.”  

The original developers of the site planned the development to accommodate 1,800 residences, a 400-room hotel along with 300,000 square feet of commercial space. The recession brought their plans to a halt, but not before the group completed the infrastructure on the first phase of the site. With the exception of the top layer of asphalt all site work is complete including water and sewer.
 
Harbor Lenders Holding Company, LLC took control of the property in February 2013 and has chosen Vantosh Realty Group to re-introduce it to the market place.

There is a shortage of waterfront parcels that are suitable for marine development, which makes the Liberty Harbor property unique. Demand for marina space is at an all time high with waiting lists at most existing marinas in the area.
 
Approximately ten miles from Interstate 95, within three miles of historic downtown Brunswick and in close proximity to Jekyll, St. Simons and Sea Island, Liberty Harbor is in prime position to have significant economic impact on the area.
 
Situated in the southern portion of Brunswick, Georgia on the Brunswick River (Oglethorpe Bay) at the foot of the Sidney Lanier Bridge, Liberty Harbor is an hour south of Savannah, Georgia and north of Jacksonville, Florida. The site was once home to J.A. Jones Construction Co. who built Liberty Ships in World War II and launched them in to the river.
