38th Street School Redeveloped into Studio Apartments Complete

Rendezvous Property Management, a full-service, short and long-term home rental company based in Savannah, Ga., is pleased to bring to market: 27, highly-appointed studio, one and two-bedroom apartment units to help fulfill Savannah’s growing housing needs in the residential areas of downtown Savannah.

Located at 315 W. 38th St., at the western edge of the Thomas Square Streetcar National Register Historic District between Jefferson and Montgomery Streets, the new residential units available for rent are housed within the former 38th Street School, an early 20th century Neoclassical Revival style school designed by architect Gottfried Leonard Norrman, a Swedish born architect based in Atlanta at the time.

The 38th Street School was built in 1900 by the Board of Education to serve Savannah’s rapidly expanding population. In 1992, the schoolhouse changed ownership to Rev. Henry Delany Jr., who established St. Paul Christian Methodist Episcopal Church and later St. Paul Academy for Boys Inc. to educate young African American men. By the time of its closing in 2014, St. Paul’s Academy had enrolled around 100 students, both boys and girls.

After sitting vacant for six years, an affiliate of Chatham Developers purchased the building from SCAD and started rehabilitating it for community use while ensuring its historic preservation. As it stands today, the stunning streetside building was reimagined into functional, highly-appointed residential units now available for rent through Rendezvous Property Management.

The new residential building features studio, one and two-bedroom units with soaring 15-foot ceilings, custom cabinetry, modern appliances, original hardwood flooring, oversized windows, in-unit laundry, plenty of storage, on-site parking, and a fenced-in yard to complete this comfortable living experience within walking distance to the area’s more popular destinations including Starland District.

The developers of the new W. 38th St. apartments worked alongside award-winning Ward Architecture + Preservation to guide in their process of historic preservation, ensuring many, if not all, of the historic and structural elements of the building, were maintained according to the National Park Service criteria including its full-height, grand entry portico, stunning Composite columns, symmetrically balanced windows and openings, and an elaborate central door on the principal facade.
