Thunderbolt Georgia's Revitalizing The Riverfront: Exciting Developments At The Old Co-Op Dock

Staff Report From Georgia CEO

Wednesday, May 7th, 2025

In response to numerous inquiries regarding a project at the old co-op dock on River Drive, the Town of Thunderbolt wishes to clarify the current situation and address any speculation that may be circulating.

The dock and the riverfront property stretching from Ambos to Falligant has historically been a privately owned commercial dock. In 2022, Blue Moon Marinas LLC acquired this property from its previous owner. The Town considered the possibility of purchasing the property; however, the costs associated with acquisition and restoration exceeded $10 million, rendering the project unfeasible for municipal funding.

Following the acquisition, Blue Moon Marinas applied to the Georgia Department of Natural Resources (GADNR) for a permit to use the dock for their mega yacht, the Blue Moon. It is important to note that the GADNR is the authorized body for issuing dock permits, not the Town. The DNR confirmed that a dock remains permissible in this location under the 2016 River Drive District zoning, and subsequently issued the permit.

The dock was found to be in such a state of disrepair that the only viable option was a complete rebuild. This restoration marks the first phase of a broader project, which includes plans for several small buildings at the former icehouse site. Any developments on land will require permits from the Town.

Blue Moon Marinas has indicated that the dock space will be available for rental by both small and larger boats, similar to the offerings at other commercial marinas in Thunderbolt. Additionally, retail spaces will be available for lease, creating opportunities for new businesses in the area.

The Town aims to honor the history of the local fishing and shrimping industry through additional features that will be accessible to the public. It is recognized that the local shrimping industry has faced challenges due to illegal dumping of foreign shrimp, impacting prices and sustainability.

The previous dock posed environmental and safety risks that necessitated attention. We believe this project will ultimately result in a revitalized space that enhances the community's enjoyment of Thunderbolt's natural beauty.

The Town of Thunderbolt appreciates the community's understanding and support as this important development progresses. For further questions or concerns, please feel free to reach out to the Town administration.
